We’ve been in the slab foundation leak business for over 25 years now and let me tell you, we know foundation issues. We can spot them a mile away and usually tell you the cause with a few small diagnostic tests. Here are a 4 ways to know that you have foundation issues that could be caused by water or sewer leaks.
Many times a water or sewer leak can cause floors to buckle. This is a quick sign that your foundation is shifting or water is causing wood floors to warp. We’ve seen the worst of it. If left alone for too long, floors will warp up to 2 or 3 inches. When floors become uneven, it happens very gradually and usually it is unnoticeable. If you place a golf ball in the middle of the room and it favors one direction, you might have a water or sewer leak.
2. Standing water or puddles?
It’s a good idea to check around your house for standing water regularly. Not all leaks will cause standing water, but most will. It usually just depends on the location of the leak. This is why a leak locator is necessary. Many times we have customers that are positive they know where their water or sewer leak is, but one thing to remember is that water takes the path of least resistance. This means that if the soil is permeable or slopes in one direction, the water is going to follow.
3. Stuck doors and windows
This is usually the first sign that every homeowner notices. Doors don’t close like they should or they used to. Windows can get jammed shut and take a lot of strength to get open. Also windows won’t seal correctly when they are shut and you can feel airflow coming through. The soil in DFW expands and contracts regularly so don’t fret if this happens. Call a leak detector and make sure that you are using a soaker house around your foundation regularly.
4. Cracks in walls
When a homeowner starts to see cracks in walls inside the home and outside the home, it’s usually time to have someone out to take a look. Cracks in walls are usually a sign you have a problem. It may not necessarily be a water or sewer leak, but something is happening that shouldn’t be. Most foundation issues can be corrected with proper maintenance, but sometimes piers are needed to reset the foundation to its proper placement and discourage any other parts of the house from shifting as a result.

Maintaining a healthy foundation is key to preserving your home’s value. Checking for cracks and floors warping/shifting regularly is a good way to stay on top of it.
